Does Avec offer Inclusionary Zoning Apartments?

Pursuant to the District of Columbia Inclusionary Zoning program, income-restricted units are available at this development.  Please contact the Department of Housing and Community Development at www.dhcd.dc.gov regarding the availability of such units and requirements for registration in the Inclusionary Zoning program.

A select number of IZ units at The Avec will be available for those residents making up to a maximum of 80% of the Median Family Income (MFI). Please see the qualification chart here to match your household size with the maximum annual income requirement.

Please note: All units at the property are all 80% MFI apartments & that these are the current restrictions:

What is the process of applying for an IZ apartment?

The DC Department of Housing and Community Development (DHCD) uses a lottery process to randomly select households meeting income restrictions and other criteria on a rolling basis as units become available. Households interested in purchasing or leasing an IZ home must take two steps to receive notifications about IZ unit availability and be eligible for the lottery process.

1. Households interested in leasing an Inclusionary Zoning (IZ) home must register for the IZ program and take the required IZ Orientation Class. See the attachment for details on IZ Orientation Class registration.

2. Register for the program by completing the online registration form

After completing the registration requirements, households will be contacted by DHCD via email when units become available that meet the household’s eligibility criteria. Priority is given to registrants who live or work in the District. Eligible registered applicants need not be present when the lottery is conducted.
